The Grand Skopje complex (often referred to as the "Grand Project") is a major mixed-use development currently under construction in the heart of Skopje, located in the Centar municipality directly opposite the Holiday Inn hotel and the City Shopping Center (GTC).
The complex is a result of successful collaboration between Radius architects and Syndicate Studio. The two residential buildings and the shopping area, are projects of Radius architects. The office building is project of Syndicate studio.
Project Overview
Scale and Scope: The complex spans approximately 110,000 m² and consists of three main buildings. The first building, known as Grand River, is a 20-story residential and commercial tower.
Location: Situated along the quay of the Vardar River, it is designed to serve as a new urban landmark, connecting the central pedestrian zones with the riverfront.
Architectural & Technical Features
Aesthetic: The design leans toward a contemporary "sculpturesque" look with discrete curves on the facade that change per floor, moving away from rigid geometric forms. It utilizes large glass panes and glass balcony railings to maximize natural light and views of Mount Vodno and the Vardar.
Sustainability & Materials: In line with modern trands, the project emphasizes energy efficiency. It features thermally insulated facades and low-emissivity glass to minimize environmental impact and lower heating costs.
Structural Safety: The buildings use a "combined constructive system" designed for high stability and seismic resistance, adhering to modern European safety standards.
Urban Integration: A significant portion of the plot (nearly 7,500 m²) is dedicated to a public urban park with a fountain and greenery, intended to improve the microclimate and provide a "green lung" in the dense city center.
Residential Details
Apartment Specs: Units range from 53 m² to 150 m².
Amenities: The complex includes three underground parking levels, a modern shopping gallery, a superintendent service, and 24/7 security.
This project is a significant shift toward the "European modern" and high-tech minimalist style, particularly with its focus on advanced materials and high-rise sustainability.
